Making a claim

If you need a repair in your shared ownership home, you must arrange for it to be fixed and then claim the cost back from Selwood Housing. You can claim up to £500 per year for eligible repairs, plus any unspent allowance carried over.

Steps to follow

1. Report the repair to us

Before reporting your repair, check if it is covered by the building warranty or other guarantee. If it is, check the warranty documents to find out how to claim for the repairs. If it isn’t covered, report your repair to us on 01225 715 715 or at info@selwoodhousing.com. We’ll check if it’s an eligible repair and confirm your available allowance. Please supply photos of the issue at this stage.

2. Arrange for the repair to be completed

If it is an eligible repair, use a Trustmark-approved tradesperson to carry out the work. Remember to get a receipt and their license number. For electrical or gas work, you must use a NICEIC or Gas Safe-approved professional.

3. Claim back the cost

One the repair has been completed, submit a claim form within 28 days. You must provide a VAT receipt, before and after photos, the license number of the registered tradesperson and any gas/electrical certification.

4. Wait for the outcome of your claim

We will assess your claim and let you know the outcome within seven days. We may need to inspect the completed repair, in which case it may take longer than seven days to confirm if your claim has been successful.

5. Receive a refund

Successful claims will be refunded within 21 days using the bank details on your claim form.

What can I claim for?

Below is a list of the types of repairs that you can and cannot claim for under the Right to Repair scheme. This is not an exhaustive list but is designed to give you an idea of what you can claim for.

Bathroom

Repairs you can claim for: Repairs you cannot claim for:
Toilet that will not flush Replacing plugs and chains for baths and sinks
Cracked or leaking toilet Clearing any blockages, unless caused by a fault
Leaking or damaged bath or sink Bath panels
Taps not working or leaking (other than washer replacements) Repair or replacement of the toilet seat
Showers in situ when you purchased your home De-scaling and/or replacing shower heads, shower head holders, height adjusters and hoses
Shaver point sockets and light fittings Replacing washers on taps
Extractor fans and pull chords Shaving light starter motors and bulbs
Pop up waste plugs

 

Kitchen

Repairs you can claim for: Repairs you cannot claim for:
Leaking or damaged sink Repairing leaks and installing connections and hoses to washing machines and dishwashers
Leaking or damaged hot & cold water supply pipes Replacing washers on taps
Taps not working or leaking (other than washer replacements) Waste pipe blockages
Extractor fan and pull chord repair or replacement Replacing sink plugs and chains
Cooker ventilation hood repairs

 

Electrics

Repairs you can claim for: Repairs you cannot claim for:
Electrical sockets and isolator switches repair or replacement Replacing light bulbs and fluorescent light tubes and starters (except lighting with closed covers)
Electrical wiring repair or replacement Replacing smoke alarm batteries and fuses
Light fittings and switches repair or replacement Resetting electrical trip switches if light or plug sockets have been tripped
Hard wired smoke alarms and carbon monoxide alarms fitted by Citizen TV Aerials
Light bulb replacement where the light fitting was fitted by us with closed covers in kitchens and bathrooms that you cannot open Battery operated doorbells, smoke alarm and carbon monoxide detectors battery replacement
Hard wired doorbells Repairs to your own electrical appliances

 

Heating

Repairs you can claim for: Repairs you cannot claim for:
Gas central heating system break downs including boilers and radiators Maintenance (servicing) of your heating system, cookers and fires by qualified engineers
Electrical storage heating and immersion heaters Bleeding radiators
Water systems
Gas or electric fires fitted by Citizen and not gifted to you
Cleaning and clearing air vents and fans
Water leaks from your heating system

 

Water

Repairs you can claim for: Repairs you cannot claim for:
Leaking pipework Drain and wastepipe blockages
Repairs to storage tanks and water cylinders Clearance of leaves and rubbish from gutters and external gully grids
Shared drain blockages in flats & maisonettes All external taps
Cracked or collapsed drains that are not the responsibility of the water or sewage company
Gutter repair/replacement
